Home surveys

A home is the most expensive purchase most people ever make.  As an owner you can benefit from expert advice on the condition of your property - whether you plan to live in it, rent it out or sell it.

Our RICS qualified Chartered Building Surveyors are able to conduct an in-depth visual inspection of the property.  Their reports provide an expert account of the property’s condition and highlights any problems in a clear and easy to understand way.

Different homes require different types of survey.  There are three basic levels of survey service which are promoted by the RICS and then typically offered by surveyors either by means of the RICS branded products or individual firm’s bespoke equivalents.

At Drew Pearce we offer our own bespoke survey reports which broadly equate to the RICS Level One and Level Three packages:-

Condition Report (Level One)

This reports on the condition of the property, offers guidance to legal advisors and highlights any urgent defects.  This is our lowest priced survey and is aimed at conventional properties and newer homes.  It is a concise report which provides a brief description of the main elements of the property and their condition.  The Condition Report does not provide a diagnosis of defects nor provide advice on repairs and maintenance.

Building Survey (Level Three)

This is the survey for larger or older properties and is the most comprehensive report providing you with an in-depth analysis of the property’s condition and includes advice on defects, repairs and maintenance options.

Where you are considering making alterations to a property, or if the property is in an obvious state of disrepair then a Building Survey is essential.  The extent of the survey can also be tailored to individual requirements.

Valuations

With either of our survey options for an additional fee a valuation can also be provided by one of our RICS Registered Valuers.
