A party wall is a boundary wall between properties over which each side has rights of support or protection. If either side wishes to undertake works affecting the party wall, then what is known as a Party Wall Award has to be prepared and agreed between the owners on each side. Such works and Awards are usually negotiated and agreed by Building Surveyors and in these circumstances if the two Surveyors fail to agree, a third Surveyor can be instructed to make final decisions. Party Wall Surveyors are specialists in this type of work and we routinely advise on such works and Awards.
Unfortunately boundary disputes are a very common area of difficulty between neighbours. There are again many misconceptions regarding the line of boundary between properties, and to avoid potentially lengthy and expensive disputes, it is often best to get independent professional advice at an early stage.
